Land buying in Kenya rewards patient verification. Before paying a deposit, confirm that the parcel, owner, access, intended use and transfer path all match the story being presented.

Confirm ownership and boundaries

Start with an official title search and compare the owner details with the seller's identification documents. If the land is company-owned, check the directors and board approvals before accepting a signing mandate.

Ask for the mutation, survey map or registry index map where applicable, then verify the beacons physically during a site visit. A good site visit should confirm access roads, neighboring developments, utilities, slope, drainage and any visible occupation.

Check approvals and restrictions

Agricultural land may require Land Control Board consent. Leasehold land can have remaining-term and consent conditions. Gated projects, subdivisions and controlled developments may also carry rules that affect what you can build.

Review county zoning, wayleaves, riparian reserves, road reserves and community claims early. These issues are cheaper to resolve before payment than after transfer.

Pay through a clear process

Use a written sale agreement, staged payment terms and professional representation. Keep transfer documents, PIN certificates, rates or rent clearance where applicable, consent letters and payment evidence in one transaction file.
